Please contact the host in advance to schedule this — last-minute or late-night requests cannot be accommodated. The fees listed above are based on normal, responsible use. Due to past incidents where guests left the heater running for long periods (overnight or all day), we reserve the right to charge additional fees if we detect misuse or excessive energy consumption during the stay. For long-term stays, we cover up to $300 per month in utilities (gas, water, and electricity combined). Any usage exceeding the specified amount will be billed to the guest after checkout. No parties, events, or unregistered visitors are allowed. We require verified IDs and positive reviews for Instant Book reservations. Fresh towels and linens are always provided. ✅ Registered Guests Only For safety, privacy, and comfort, only individuals listed on the reservation are allowed on the property. No unregistered guests are permitted at any time. 🔹 House Guidelines - Quiet Hours: 11 PM – 8 AM - Children must be supervised at all times - The shed in the side yard has pool toys available for use - Oil spills in the garage, driveway, or cement areas will result in a cleaning fee Guest Damage Protection – $50 per stay This fee provides short-term rental coverage through Rental Guardian and helps protect both you and the home during your stay. It replaces the need for a large upfront deposit and ensures peace of mind for everyone. Careful use required: Guests are responsible for any accidental or intentional damage. We maintain a Guest Damage Protection policy, but insurance claims can take time — for that reason we may charge the card on file or hold the security deposit immediately to cover repair/replacement costs. We’ll submit an insurance claim if applicable and refund any amounts covered once processed. 🔒 Screening Portal We require guests to complete our secure screening process through Autohost for identity verification and fraud protection before the reservation is finalized. This quick process (about 3 minutes) requires a government-issued ID and a temporary security hold, which is automatically released after checkout, provided there are no incidentals.
