* **The Road** Leading to the Lodge is a paved gentle drive, no scary mountainous roads here. * **Starter Supplies:** We provide a starter supply for your first day, including 1 dish soap, 2 dishwasher detergent, 1 laundry detergent, 1 paper towels, and 2 toilet paper per bathroom Each bathroom is stocked with a small shampoo, conditioner, and bar of soap. Coffee and accompaniments are also provided. Guests are responsible for any additional supplies needed for their stay. * **Pool Safety:** The pool room is secured with an electronic keypad and a self-closing, self-latching door. A splash alarm is also installed for safety. Instructions for managing the alarm are in our guide. Please ensure the alarm is re-engaged after every use. * **Wildlife:** You are staying near the Great Smoky Mountains National Forest. Please do not attempt to feed, pet, or approach any wildlife, including bears. Keep your vehicle doors locked at all times, as bears can open them. * **Local Critters:** Our cabin is professionally treated for pests. However, given our mountain location, you may occasionally see an insect inside. They can sneak in when doors are opened. * **Travel Insurance:** We highly encourage purchasing travel insurance to protect your trip from unforeseen circumstances. Please inquire if you would like to purchase a plan through our partner. * **Cancellation Policy:** A full refund (minus fees) for cancellations over 60 days before check-in. 50% refund for cancellations 31-60 days before check-in. No refund for cancellations within 30 days of check-in. No refunds for weather or other force majeure events. House Rules: 1. No smoking or vaping inside the Property (fine: $1,000 per incident). 2. This is a pet free property. We do welcome service animals as Any pet on the Property without prior written approval by Manager shall result in a $1500 fine per pet. Guest is required to clean up after any pet and/or service animal inside and outside of the Property. This includes disposing of any waste in an outside trash receptacles. Any damage caused by any pet/service animal will be billed directly to the Guest. Service animals are required to be with the owner at all times and shall never be left on the property without its handler. 3. All occupants must comply with local noise ordinances at all times. Quiet hours are between 10:00 PM-8:00 AM. 4. Guest must secure the Property (lock doors, windows) when unoccupied. 5. Guest shall immediately report any damage or maintenance issues to Management Company. 6. Occupancy Limit: The occupancy limit at the Property is 6, including children. Exceeding the occupancy limit will result in termination of this Agreement without refund. 7. Local Regulations: Guest must comply with all local regulations. 8. Safety Features: The Property may include safety features such as noise monitoring systems, smoking monitors, smoke detectors, fire extinguishers, and/or carbon monoxide detectors. Guest agrees to not tamper with any safety devices. This includes tampering with any internet and WIFI equipment. 9. Dangerous Activity: Items of a dangerous, flammable, biological, chemical, hazardous, or explosive character that might increase the danger of fire, damage, or explosion on the Premises or that might be considered hazardous or extra hazardous are not permitted on the Property. Guest will be held personally responsible for any activity of this kind and hereby indemnifies and holds Manager harmless from any and all damages arising from the same. 10. Illegal Activity: No illegal activity is permitted on the Property. Under suspicion of any illegal activity, Manager shall have the right to enter the Property. Confirmation of illegal activity by law enforcement during the term of this Agreement shall result in the immediate termination of this Agreement. 11. Restricted Items: Candles, glitter, confetti, fireworks and hair dye are not permitted. A $100 fee will be charged for any violations, in addition to any cost for damages incurred. Check-In/Check-Out Process 1. Check-In Process: Approximately (one) hour prior to Check-In Time, Guest will receive a key code for smart lock access via the E-mail Address or Phone Number listed for Guest. 2. Check-Out Process: Guest must vacate on or before Check-Out Time. Upon vacating Property, Guest agrees to properly secure the Property by ensuring that all exterior doors and windows are locked. Guest agrees to leave the Property in good condition. “Good condition” means, but is not limited to: all trash placed in outside trash receptacles; dirty dishes placed in dishwasher and dishwasher run; grill cleaned (if used) and cold ashes removed; all used towels placed inside showers/tubs; remove all perishable food; and log out of any streaming services utilized on any devices at the Property (Manager will not be responsible for charges made to any streaming accounts in the event you fail to log out). Guest will be responsible for any fees, costs, or damages that result from Guest’s failure to comply with this Check-Out Process including, but not limited to, a late check out fee of $50 per half hour past the 10am check out time, if Guest does not vacate on or before Check-Out Time.
