The space
Bedroom accommodations are the best! We have 2 master bedrooms with king beds, luxurious linens, and en suite bathrooms. The bunk bedroom has a door for privacy with twin/twin bunks and brand new premium beds and bedding. There is a half bath in the hallway. The queen size sleeper sofa in the living area allows this beauty to sleep 8. The views from the balcony are amazing!

Condo 1323 is located on the 13th floor.
$90 registration fee on-site for 2 parking permits and 8 property wristbands. (No more than 2 permits are granted)
*This condo is self-check-in but you will need to stop by the concierge to pay for and pick up your registration packet.
The armbands give you access to the fitness center, heated indoor pool, hot tub, outdoor lagoon-style pool, and the beautiful white sandy beach on the Emerald Coast of the Gulf of Mexico.

As a guest of Property Manager you receive 1 free daily activity provided by Xplorie, our 3rd party activity partner. Your choice of:
Dave & Buster's ($20 free gameplay), SkyWheel at Pier Park (one ticket), WonderWorks, or Island Time Sailing Dolphin Cruise (seasonal). **not included for guests staying over 27 days. This is a $125 value, free for our guests.

Important things to know
*All registered guests occupying the condo must be 21 or older, unless you're a family with children.
*Please NOTE there will be a $500.00 Spring Break deposit and a variable check-in process provided with pre-arrival instructions for those reservations taking place between 03/07-04/15. This amount is not considered as part of your total, but due prior to arrival. This amount will be refunded once unit has been cleared of any damage.
**Registered guest occupying the condo must complete the rental agreement which requires a credit or debit card be placed on file to protect the condo against damages.
***Absolutely no pets. The complex requires ALL service animals to be pre-approved prior to arrival. The complex will not accept emotional support animals as they are not considered service animals under Florida law protecting lodging establishments.
***Absolutely no smoking or vaping. Smoking or vaping in the condo will result in a $1000 fine.

IMPORTANT TO KNOW BEFORE BOOKING! Panama City Beach Ordinance 1667 requires all occupants to be 21 years of age or older, unless a family with children. All occupants over the age of 18 will be required to submit a government-issued ID, such as a driver's license, at the time of booking. Property Manager is legally required to keep these IDs on file for inspection from the City of Panama City Beach. Property Manager is legally required to obtain the names and ages of ALL occupants of the property, regardless of age, for inspection from the City of Panama City Beach. This ordinance is in effect for High Impact Periods, from March 1 – Memorial Day, and other dates as determined by the city when needed. Property Manager takes this ordinance seriously, the fines that could be enforced upon Property Manager could include loss of our rental license. Remember, city ordinances take precedence over policies of 3rd party sites such as Airbnb and VRBO. If you aren't comfortable providing the above-mentioned documentation as required by the city, we suggest booking elsewhere.

Ordinance 1667 also states that guests under the age of 18 must be accompanied by a parent or adult guardian while on property after 10:00pm. This includes parking garages, pool decks, walkways, elevators, and beach access points. Minors under the age of 18 must be accompanied by a parent or adult guardian during curfew hours of 8:00pm to 5:00am while inside the city limits of Panama City Beach. This includes sidewalks, the sandy beach, parking lots, stores, public parks, etc. No more than 2 minors can accompany 1 parent or adult guardian. Violation of the ordinance can result in fines to the parent or guardian and eviction from the property by the city. This ordinance is in effect for High Impact Periods, from March 1 – Memorial Day, and other dates as determined by the city when needed.

Why is this ordinance in place? In recent years, Panama City Beach has been overrun by minors and young adults looking to do nothing more than start trouble in our city. City officials have enacted this ordinance to take a stance against this type of behavior, and make it an enjoyable area for everyone again.
