We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes. Canyon Grove is a luxury boutique vacation rental experience designed by Meet West Studio. The property features custom and vintage furniture and art, custom upholstery, a marble bathtub, and handmade tile throughout. When you first arrive, head up the stairs to enter our open concept living, kitchen, and dining area. Immediately, you’ll notice the gorgeous wood slatted vaulted ceilings and stunning floor to ceiling windows that fill the space with natural light. Directly in front of the entryway, you’ll see our fully stocked kitchen, equipped with everything you need to prepare a delicious meal or the perfect cup of coffee during your stay. At the center of the space is a soapstone countertop island with four barstools. In this same area, you’ll also find our round four top dining table with custom built in seating. Past the kitchen, step into our ultra cozy living room, where you’ll find a couch, two lounge chairs, a 50 inch Samsung Smart TV, and a natural stone faced wood burning fireplace. This space is bright and welcoming, with natural light streaming through the large windows. When it is time to turn in for the night, choose one of our 3 bedrooms: (1) The primary bedroom features a King-size bed, dresser, closet, en suite bathroom and door leading to the back patio. (2) Our second bedroom has a Queen-size bed, closet, nearby bathroom and door leading to the back patio. Head up the spiral staircase to... (3) Our third bedroom which is a loft-style room with 4 built-in Twin beds, two couches, a seating area overlooking the living room and a nearby bathroom. Outside, enjoy the home’s best amenities - two outdoor living spaces. On the front deck, relax in a cozy seating area with a couch and two lounge chairs, plus two additional chairs overlooking the front yard. On the back deck, you’ll find a BBQ grill, a six top dining table, a couch, and two Adirondack chairs. From here, a walkway leads to the backyard fire pit, perfect for gathering under the stars. If you're looking to explore Beaver Lake or take advantage of our complimentary kayaks, head just 2.3 miles to the beautiful Lost Bridge Marina. Please note that the recreation center, swimming pool, tennis courts, and library are not amenities of this property. These facilities are independently owned and operated by Lost Bridge Village/Marina. Any access, fees, hours, eligibility, or entry requirements (including gate or key codes) are determined solely by Lost Bridge Village/Marina and may change without notice. Cohova Properties cannot provide access credentials or guarantee guest access to these facilities. We recommend contacting Lost Bridge Village/Marina directly before booking or during your stay to confirm current availability and access requirements. ★ Not pet-friendly. ★ The indoor fireplace is not available for guest use. ★ Two kayaks are available for use; a rack or trailer is required for transport. ★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website. ★ Water levels are subject to change at any time due to environmental factors outside of the host’s control which may impact the accessibility and appearance of the lake. Cancellations due to water levels will not be honored outside of the cancellation policy. Guests are solely responsible for preparing for their stays accordingly by checking water levels ahead of their stays. House Rules that are strictly enforced: - Check-in is any time after 3:00 PM. - No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000. - This property is not pet-friendly. Pets discovered at the property will incur a fine of $400. - Unauthorized checkout delays will incur a fine of $100 per hour. - This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary. - Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies. - There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
