We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Inside, there is fully stocked kitchen with bar seating for 2. The living space features high ceilings, a couch, and a large Smart TV. Upstairs in the loft you'll find our desk space! When it is time to turn in for the night, choose from our two beds: (1) The primary bedroom is on the bottom floor and features a King size bed, Smart TV, closet, and en suite bathroom. (2) The second bedroom is upstairs and features a King size bed, and en suite bathroom. Known for the University of Arkansas, Fayetteville offers a delightful mix of excellent local dining, shopping, and scenic bike trails. Whether you're here for university business or exploring local cuisine, there's something for everyone. Our location is conveniently close to downtown Fayetteville and walkable. For transportation, ridesharing services are recommended. Public transport options are also available. ★ The property is conveniently located near local bars and establishments, which adds to the lively atmosphere of the area. Guests should note that this may contribute to higher noise levels, especially on weekends. House Rules that are strictly enforced: - Check-in is any time after 3:00 PM. - Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000. - This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400. - Unauthorized checkout delays will incur a fine of $100 per hour. - This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary. -There is a QR code located on or near the refrigerator.
