Welcome to Heron House - our beautiful home with a private dock ON Lake Avalon! Explore the water with our kayaks or just lounge with the view from our hammock or cozy patios. We are in the perfect spot for people coming to explore the extensive mountain biking trails (0.2 mi to Little Sugar, 1.3 to Tanyard Creek, & more)! At home, you'll find luxury accommodations for up to 12 people. Enjoy two stocked living areas and two gorgeous patios and an outdoor dining table!Guest Access & Amenities: Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes. Our home has an easy path leading to the shore and private dock on Lake Avalon - Bella Vista's finest lake for fishing, boating, kayaking, and swimming! After a big day on the water, relax in the hammock, have a meal al fresco, or continue to enjoy the view from the patios! If you're looking to get out and explore the great outdoors, our home is just a few minutes from some of NWA's premium hiking, biking and walking trails. When you first enter our home, you'll be greeted by the large windows with a view and our cozy living room with seating, a Smart TV, and a fireplace. In this open concept space, you'll also find a dining table for 8 and our fully stocked kitchen! Downstairs, there is an additional living space with more seating and a Smart TV! After a long day out on the lakes and trails, settle into one of our 5 bedrooms: (1) Our primary bedroom is on the main floor and features a King-size bed, closet, dresser, Smart TV, and en suite bath. (2) Our second bedroom is on the main floor and has a Queen bed, closet, desk, and a nearby bathroom. (3) Our third bedroom is downstairs and has a King-size bed, Smart TV, closet, and an en suite bathroom. (4) Our fourth bedroom is downstairs and has a Queen-size bed, closet, and a nearby bathroom. (5) Our fifth bedroom is off of the game room and has a Twin/Twin bunk bed. *There is also a Twin daybed with a Twin trundle to sleep 2 more in the game room! Bella Vista is home to Northwest Arkansas' premier mountain bike trails, nature trails, golf courses, and lakes! Walk, drive, or ride your bike around town! ★ The fireplace is not intended for guest use. ★ Per Bella Vista POA rules, renters must complete a guest card listing each guest’s name in order to access amenities. A $30 processing fee is associated with this pass, and it must be paid PRIOR to your arrival. Please note that while the pass grants access to most recreational facilities, it is not an all-access free ticket. Amenities such as pools, lakes, fitness centers, tennis, golf, etc., still require payment of applicable usage fees. Additionally, the Bella Vista POA Member Services office is not open on weekends, and we will NOT be able to issue cards on those days. Please message our guest services team regarding this inquiry at least 5 business days prior to your stay. House Rules that are strictly enforced: - Check-in is any time after 3:00 PM. - Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000. - This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400. - Unauthorized checkout delays will incur a fine of $100 per hour. - This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.
