Interaction with Guests: As Airbnb hosts we rely heavily on communication regarding check in times, and accommodation as we have no formal reception area similar to those you'd find in a hotel. You may arrive at a time most convenient for you with 24-hour self check-in after 4PM. We have a dedicated phone line to assist you anytime you may need us during the hours of 9AM-11 PM. Other Things to Note: **Please note, after booking, all guests must submit their Photo holding their ID for a general background check*** ***Community*** While we want you, your family, and your friends to enjoy this rental, this is not a place to host a party. Large groups, loud noises, and other disturbances are not allowed. This is a non-smoking community. No smoking ANYWHERE on property. Smokers violating the policy will be in breach of the house rules and immediately escorted off of the property and subject to a smoking fine. ***Parking*** We can provide a complementary garage parking space. *** The Space*** ::::For access to this property you will be required to download an application to your smartphone:::: Bedding: Bed 1: King Bed Bed 2: Two Full Beds The place is professionally cleaned before every stay, and comes with clean linens and towels, and soap. The property is also fully furnished and well appointed. The kitchen is stocked with a fridge, microwave, cookware, dishes, coffee, etc... Everything you'll need for a comfortable stay! Please list the appropriate amount of guests staying during your visit. Prior to your arrival our turnover specialist prepare the home exactly for the number of people that you’ve requested in your booking to stay. Apartment features: 2 bedroom/ 2.5 bathroom Washer/ dryer in unit (bring detergent) Wifi Uber is easily accessible, always within 3 minutes! ***Payment*** Because many people ask, you 'submit a booking' this means you pay the full amount through Airbnb at the time of booking. We do not get paid until after your arrival. All payment MUST be through Airbnb. We do not handle payment processing. Please contact Airbnb if you experience issues with payment. ***Deposit*** Airbnb does not charge the deposit unless there is a claim for damages after check-out. With this being said, we do have a refundable deposit required prior to arrival. This is returned 3-5 business days post departure. We understand that accidents happen. If an item is damaged or stained during your stay, please report it right away. If a damaged item is found after you depart and has not been reported, the guest will be held responsible. House Rules: ** PLEASE NOTE: For safety and security, RBA requires the reserving guest to submit a photo of themselves (e.g. selfie) holding a valid ID or driver's license. This is a non-negotiable requirement. If any guest requires access before your arrival they must be added to your reservation with a verified Airbnb profile.
